Property Inspection Report for UK Immigration

The Home Office/UKVI has issued an information guide which states that a property inspection report can prove the sponsor satisfies the accommodation requirements of the Immigration Rules for all Entry Clearance Visa & Settlement applications.  These include applications for:

· Spouses and civil partners;
· Fiancé(e)s and proposed civil partner;
· Unmarried and same-sex partners;
· Children;
· Parents, grandparents and other dependent relatives.

A property inspection report is THE ONLY document in the Home Office/UKVI supporting documents information guide which can prove to the Entry Clearance Officer that you have Obtain[ed] an independent assessment of the number of rooms and occupants of the proposed accommodationA report from a suitably qualified body certifying that a personal inspection has been carried out and giving details of accommodation inspected is usually acceptable for this purpose. Above all, the Entry Clearance officer must be satisfied that the accommodation will not become overcrowded within the definition of the Housing Act 1985 or that it will not contravene public health regulations.

Therefore under current Immigration Rules the Entry Clearance Officer can be satisfied that a property inspection report, which can be obtained from an independent and suitably qualified professionals like us, confirms the intended accommodation:

i) Is not statutorily overcrowded under Part X of the Housing Act 1985 and has sufficient space to accommodate both the current occupiers and any additional people who propose to live there, and;
ii) Has been inspected and risked assessed for Category 1 and 2 Hazards to ensure that the accommodation complies with the Housing Health and Safety Rating System (HHSRS) under the provisions of Part 1 of the Housing Act 2004 (i.e. it will not contravene public health regulations).

There is a significant risk that an entry clearance or settlement application will be refused by an Entry Clearance Officer if a property inspection report is not supplied with an initial application to show that the 'accommodation requirement'  has been satisfied under HC 395 of the Immigration Rules.
